Hampton Quarter: How our latest completed project with epc.Pacific turned the tide

Hampton Quarter rises in the south-east as a joint venture between Pace Development Group and epc.Pacific. Join us as we dive into the details of this project to celebrate its successful completion and delivery.

A SEASIDE HAVEN

A hub of cosy, coastal views, lazy summers and weekends by the water, Hampton is a bayside locale that’s swiftly summoning the buzz, personality and panache of sister suburbs like Sandringham, Brighton and Black Rock. This postcode promises bumper beach days followed by spectacular sunsets, with a side of café culture to leave even northsiders feeling envious.

Hampton Quarter brings together the shifting crowds within this coastal community, offering a mix of residential apartments, commercial spaces and significant communal rooftops – plural.

SHAPED BY ITS NATURAL SURROUNDINGS

Sand sculptures, sedimentary formations, keepsakes from a seaside getaway: these are the images that spring to mind when you glance up at Hampton Quarter. The landmark precinct ascends from the corner of Willis Street and Koolkuna Lane, in four boutique buildings designed by ARM Architecture and JAM Architects.

The façade carries an organic geometry evocative of something you’d find in a beachcomber’s prized collection. Within, you’re met with two interior designs by Carr: one warm and neutral, complete with light-washed timbers and finishes, the other moodier, featuring cool-toned characteristics. With landscape design by Rush Wright Associates, take in the tranquility at one of Hampton Quarter’s four spacious, communal rooftops, perfect for balmy nights and cool weather reveries alike.

“Each of the distinct buildings at Hampton Quarter has their own personality, and the render versus reality lives up to the promise of artists’ impressions,” says Joe Habenschuss, Pace’s Architectural Team Leader.

A PRECINCT GREATER THAN THE SUM OF ITS PARTS

From the outset, Hampton Quarter proved to be a significantly complex project. The long and narrow site sat adjacent to a suburban rail corridor. Further, the concept was initially presented in 2014 for commencement in 2020; a year that imposed challenges on a global scale.

Linking arms with joint venture partners epc.Pacific, Pace approached the location with confidence and a proven ability to complement both the needs of commuters, small businesses and future residents ready to call Hampton home. Overcoming Melbourne’s rigorous lockdowns, supply chain issues and a limited workforce, Pace constructed and delivered this project as promised.

“Over the span of the project, the team successfully coordinated approvals from stakeholders including: The Bayside City Council, VicTrack, Homes Victoria, Victoria’s Department of Transport and Planning (DTP), Metro Trains Melbourne and Bikes Victoria,” says Kate Vorozilchak, Head of Development at Pace.

“In addition to completing Hampton Quarter, we delivered a suite of new and renewed facilities for the benefit of the community, including: a new commuter car park and bus terminal, bicycle parkiteer, upgraded building infrastructure for Hampton Station, and the widening of Koolkuna Lane.”

Hampton Quarter’s success speaks for itself.

The precinct offers 159 residential apartments, 18 Homes Victoria apartments, 5 commercial sites, 3 levels of basement, and 4 expansive rooftops. Further, Pace and epc.Pacific managed a successful off-market sales campaign, settling the 145 sold apartments in just three weeks.
