The five-hectare greenfield site, less than 10km from the CBD occupies a prime position on the banks of the Maribyrnong River and represents a quarter of the overall parcel of land owned by the local developer.


“Over the last two decades we have refined our development capabilities in the Melbourne residential market and in recent years, have turned our attention to sites that would allow us to apply this expertise on a larger scale,” said Pace Development Manager, Georgia Willis.


“Sunshine North is all that and more for us – less than 10km from the CBD and in the heart of one of the state’s few National Employment and Innovation Clusters, it has all the markers of success and is primed for medium density development,” said Willis.


“The site itself is particularly appealing; naturally tiering down from Duke Street toward the Maribyrnong River, the topography lends itself to townhouses, all having views across the CBD, river or both.”


The permit granted allows for the staged development of 234 three-storey townhouses and 32 dwellings located within a four-storey apartment building. Five new roads will also be created by Pace, as will a new shared path along the Maribyrnong River.


The development is also backed by EnviroDevelopment, an environmental accreditation program run by the Urban Development Institute of Australia (UDIA).


“We confirm our strong support for [Pace Development Group’s] EnviroDevelopment project submission and look forward to working with the Pace team for many years after the certification has been complete,” said UDIA Vic Manager of Sustainability and EnviroDevelopment Program, Ricki Hersburgh.


Pace of Sunshine North will be the first project to be certified in Brimbank and will also be Pace’s first EnviroDevelopment project.


Designed by renowned architects Rothelowman, phase one is expected to get underway almost immediately, with Pace keen to see the first townhouses delivered as soon as early 2020.


“Our plan is to get moving with construction and commence ground works within the next few weeks,” said Willis. “We are prioritising the project’s delivery and want prospective buyers to be able to see movement on site by the time we launch to market in early spring.”
