A NEW Abbotsford development that will incorporate the historically and architecturally significant St Crispin House has been given the green light.
Pace of Abbotsford has received formal planning approval, and its 133 one-, two- and three-bedroom dwellings are set to become available to buy off the plan in October.
The development at 247-259 Johnston St — by Pace Development Group and SJB Architects — will retain the striking red brick facade of the two-storey St Crispin House as a base for a modern 10-level apartment tower.
City of Yarra heritage documents state the building dates back to 1923 and has been home to a variety of shoe-related businesses throughout its history.
One of its original tenants was the Grimson Shoe Machinery Company, which is believed to have been responsible for the building’s name because St Crispin is “referred to as the patron saint of shoemakers”, the documents say.
Pace planning and design manager Michael Holah said the project would make “a significant contribution” to the revitalisation of Abbotsford’s Johnston St precinct.
Mr Holah said asking prices for the apartments would be released when the development officially launched in mid-October, but were expected to fall in the mid-$400,000 to $1 million-plus range.
All of the apartments will come with at least one car park — the three-bedrooms with two — as well as storage and outdoor space.
They’ll feature a loft-style design, with soaring ceilings of up to 4.5m-high in the heritage lower levels.
Residents will have access to a communal gym, rooftop pool and barbecue area.
“Discussions are also under way to partner with an eBike and eVehicle manufacturer to integrate into the property,” Mr Holah said.
Construction on the development is set to begin in November and be wrapped up by mid-2019.
